MARKET STATUS
HALFWAY THROUGH THE YEAR, ON THE RIGHT TRACK

The Euro Zone and the United Kingdom exceeded expectations at the beginning of the year. The USA has already been complying with what was predicted. As far as inflation is concerned, it has been more stubborn than expected in the USA while in the Euro Zone it has been as expected. This mismatch justifies current interest rates.

In any case, the decline in inflation on both sides of the Atlantic has been occurring at a slower pace and we have seen historic highs for some raw materials (such as copper and coffee) and a rise in the price of oil is beginning to gain strength taking into account that the global stocks are reaching eight-year lows and OPEC has extended current cuts until October.

At the same time, inflation appears to be more persistent than expected in the USA, while in Europe its decline is more in line with the “script” that we have been anticipating. This divergence in the behavior of inflation is precisely the key to explaining the expected readjustment of interest rates that we are presenting.

This exceeding of expectations in the Euro Zone will probably allow a continued reduction in interest rates by 0.25% to 3%, probably in December.

In relation to Portugal, an increase in savings was noted, with greater growth in income (8.4%) than in consumption (5.3%).

Continuing with INE data, sentiment indicators suggest that the tendency of families is towards savings, but with improvements in the outlook for the next 12 months in terms of the country's economic situation, savings and price developments. In construction and industry, sentiment improved, with a prospect of increased production in the industrial sector. Business volume in the commerce sector accelerated in May to 4.1% year-on-year (2.9% in April).

Everything indicates that 2024 will exceed expectations.

S. VICENTE 1

In june, the gross income resulted in a turnover of 4 782,93€, which corresponds to an decrease of 40,26% when compared to the same period in 2023. The occupancy rate decreased from 88,78% in 2023 to 88,40% in 2024. The annual rate of change for this month is -0,43%, as well as not accepting reservations for a week for RC and 1st floor in order to carry out the intervention.

EÇA QUEIROZ 26

Potential buyers for the property withdrew from the acquisition. The property remains on the market for sale, with interested parties appearing and visiting the property.

QUINTA DA AMIZADE

We await ICNF's response during the month of July so that we can complete the PIP approval process with CM Setúbal. We continue in negotiations so that the expected sales value compensates for the delay in the project deadline and thus does not sacrifice the initially expected profitability.

ALMADA HISTÓRICA

We intensified our efforts with CM Almada. We wait for the deferral.

SETÚBAL_ARRÁBIDA

The external consultations, to the ICNF and Serra da Arrábida Natural Park, still have no answers, we will wait for the end of the legal response deadline. Without prejudice to the change of use process, submitted to the city hall of Setúbal, we continue in negotiations with an entity to acquire the property in its current conditions and in the state in which it is found.

PORTAS DO MONTIJO

We are finalizing the scheduling of the sale deed in order to complete the project. If this does not materialize, we will promote the property on the market in order to complete the project.

BRITO CAPELO 28

The distribution of the project income will be carried out until 12th of july/24.

COMBATENTES 54

The work necessary to prepare the archaeological study has already begun, as requested by CM Setúbal. The expectation will be to complete the project in July/August without compromising profitability.

VFX 47

The project is scheduled to be completed in the first week of July.

Indicador: “Indicador é uma representação de forma simples ou intuitiva de uma métrica ou medida para facilitar a sua interpretação quando comparada a uma referência ou objetivo.”. O Indicador é um elemento que possui como objetivo apontar ou mostrar algo a alguém, expressando o desempenho de processos durante um período e/ou impondo ações.

Estão presentes no nosso dia a dia de duas formas diferentes:

  • Indicadores físicos (placas, faróis e mais);
  • Indicadores abstratos (dados estatísticos).

Auxiliam na análise do que nos rodeia.

Os indicadores podem ser considerados guias eficientes e seguros para análises profundas de diferentes cenários, permitindo um olhar abrangente, técnico e comparativo da nossa realidade.

A partir dele, podem ser criados e implementados processos para o aperfeiçoamento de resultados através de tomadas de decisões seguras, baseadas na leitura mais correta do contexto analisado. Compõem uma espécie de histórico, permitindo o acompanhamento do desenvolvimento de uma região, de uma empresa, de um grupo social, entre outros.

Dentro das várias naturezas de indicadores (cumprimento, avaliação, eficiência, eficácia e gestão), relevamos os Indicadores de gestão:

  • Gestão tem a ver com administrar e ou criar ações específicas para realizar as tarefas e ou trabalhos programados e planeados;
  • Relacionados com os índices que nos permitem administrar realmente um processo;
  • Administração e ou gestão de informação crítica.

Por vezes existe alguma dificuldade relativo a indicadores e KPI. Os KPI (key performance indicators) são indicadores Chave de Desempenho, são os indicadores críticos do progresso em direção a um resultado pretendido. Gerir com o uso de KPIs implica definir objetivos (o nível de desempenho desejado) e registar o progresso em relação a esse objetivo.

Um KPI é definido com base em dois ou mais indicadores, além de contar com fórmulas específicas para serem calculados. Precisam ser trabalhados para se chegar a algo que faça sentido para o gestor.

Os KPIs fornecem um foco para a melhoria estratégica e operacional, criam uma base analítica para a tomada de decisão e ajudam a focar a atenção no que é mais importante. Simplificando, é uma forma de medir se uma ação ou um conjunto de iniciativas está efetivamente a corresponder aos objetivos pretendidos.

KPIs não são o mesmo que indicadores, mas um indicador pode-se tornar num KPI. Os KPIs são indicadores importantes para atingir um objetivo, enquanto uma métrica é apenas algo a ser medido. Se por algum motivo essa métrica se tornar relevante para a estratégia, ela transforma-se num KPI.

Os KPIs ajudam na tomada de decisão. Esta é a premissa básica para a escolha de qualquer KPI.
